Hardin County’s Planning Commission members gathered Tuesday night and approved a zone change as well as a contract for upgrading the comprehensive plan.

The applicants for the zone change, T & J Price Properties Inc., own the property at 4643 and 4685 S. Wilson Road in Elizabethtown. They requested a change from urban residential zone (R-1) to convenience commercial zone (C-1).

The zone change would allow for the expansion of the existing RV park and campground. There currently are seven mobile homes and 34 RV spots with public sewer, water and electric, according to a statement from the applicants.

In that statement, the applicants say they’ve recently purchased more land connected to the park and would like to add 18 more RV spots and later expand further to add 15 more RV sites.

“I have a long waiting list,” said Theresa Price at the meeting on behalf of the applicant. “Ford people have been calling me left and right already, so I feel there is a need.”

Nobody spoke in opposition to the zone change, even though Hardin County Planning and Development Director Adam King said the property, which borders Cowley Crossings, once drew a crowd when it came before the commission previously.

“Back in 2018, this was very controversial,” he said. “Cowley Crossings was here. I don’t remember that we quite had a roomful, but I think the way they’ve maintained the place, they’re there every day all day, that it’s appeased a lot of those fears.”

A neighboring property owner spoke in favor of the zone change, saying, although he had reservations at first, they’ve proven to be good neighbors.

The commission unanimously voted to approve the change.

Before adjourning, the commission also unanimously voted to sign a contract with Amy Williams with Taylor Siefker Williams Design Group to update the county’s comprehensive plan. King said Williams was ready to get started and hoped to have the first hearing committee meeting in August.

In June, King announced the county’s comprehensive plan, which was adopted in 2008, would receive a “major” update. Two small amendments have been made to the current plan since its adoption: one in 2014 and another in 2019.

This update to the plan, spurred by Ford’s large investment in Glendale, will change the goals and objectives, meaning Hardin Fiscal Court will be involved in the adoption process.

The Hardin County Planning Commission meets again at 5 p.m. July 19 in the second-floor meeting room of the Hardin County Government Building, 150 N. Provident Way in Elizabethtown.
